Changing a Lease
Once you have signed a lease, it can be difficult to change it. Because of this, it is very important to make sure that both you and the landlord initial all changes. If there are any conditions on your renting the apartment, make sure to get them changed and initialed before you sign the lease. To change the lease after it has been signed, both you and the landlord must initial and date the new crossed out changes.
Breaking a Lease
Moving out before your lease expires is a breach of contract, and the property owner may be entitled to damages. You will not get your security deposit back if you break your lease, and your landlord may hold you responsible for the remainder of the rent. To avoid this, you may:
Negotiate: You and your landlord may be able to negotiate so that you can break your lease.
Sublease: A sublease is an arrangement in which you rent your apartment to another person with the landlord's permission. You have to ask your landlord before doing this to see if it is allowed. If you are allowed, then you will still be held responsible for the apartment, including rent and damages. You are not entitled to your security deposit until your lease expires.
Re-Lease: When you re-lease, you are responsible for finding someone to replace you who is willing to sign a lease. An agreement is made by all parties that you are no longer responsible for the apartment. A new lease will be made between the new resident and the landlord that will terminate your lease. In this way, you are entitled to have your security deposit, less damages and costs, within 30 days.
